Understanding Japanese Rental Terms
Renting in Japan involves several unique terms and costs that may be unfamiliar to foreigners:
Shikikin (敷金)
Security deposit, typically 1-2 months' rent. Partially refundable depending on the condition of the property when you move out.
Reikin (礼金)
Key money or "gratitude money" paid to the landlord. Usually 1-2 months' rent and non-refundable.
Guarantor (保証人)
Most landlords require a Japanese guarantor. We can arrange a guarantor company if you don't have one.
Agency Fee (仲介手数料)
Fee paid to the real estate agency, typically one month's rent plus tax.
Maintenance Fee (管理費)
Monthly fee for building maintenance and communal facilities. Not always included in the advertised rent.
Key Exchange Fee (鍵交換費用)
One-time fee charged for replacing the door lock before you move in, usually paid by the tenant.
